We recently completed a challenging transformation in the heart of Birmingham for property developer Hortons Estate. This project demonstrated what can be achieved when expertise meets determination. What started as a week-long refurbishment became a test of our problem-solving capabilities when unexpected challenges arose.
The Task
The German Market was in full swing, and site access was severely restricted. Our initial scope was a complete refurbishment. However, as with many renovation projects, we uncovered additional challenges. When we removed the existing flooring, we discovered significant issues with the subfloor that wasn’t visible in the initial survey.
Rising to the Challenge
Rather than delay the Monday 8 a.m. deadline, we immediately adapted our approach. We mobilised additional labour and implemented a weekend operation with multiple trades working 24/7 to ensure we met our commitment.

As the city relaxed over the weekend, our teams worked tirelessly around the clock. The space came to life with our skilled tradespeople working together. Decorators worked alongside electricians; flooring specialists tackled the unexpected sub-floor works. Every hour counted, and every team member knew their part in this time-critical refurbishment.
The works included:
- Our decorating team completed an entire professional finish to the interior whilst preserving the key architectural features.
- Flooring specialists replaced the whole floor and addressed the unexpected subfloor repairs and works.
- Electrical teams upgraded the entire system and future-proofed the installation.
The final push required more than hard work—it demanded exceptional project management and creative problem-solving. Our teams worked in carefully planned shifts, maintaining a constant flow of progress without compromising quality. The restricted access around the German Market became an opportunity to show off our logistics, with materials and teams flowing in and out of the site throughout the weekend.
We Delivered
As Monday morning approached, our team had done it. Despite the unexpected challenges, the transformation was complete and ready for the 8 a.m. handover. What could have been a significant delay became a demonstration of Arrow Services’ capabilities – that with the right team, even unexpected obstacles can be overcome without compromising quality.
The Outcome
This project has strengthened our relationship with Hortons Estates and shown that we can deliver under pressure. On Monday morning, the new tenant walked into a completely transformed space with no sign of the intensive weekend work that made it happen.
